Who you are booking with

Your booking is with Island Investment Company Ltd, of #30 Shirvan Road, Tobago. We manage each property on behalf of its owner, and your agreement is with us.

Making a booking

  • Your dates are held for you as soon as you book, so nobody else can take them while your payment is on its way. The deposit is due within 72 hours. If we have not received it by then, the reservation may be released and the dates made available to other guests. Every booking is confirmed by a member of our team once your deposit has reached us.
  • Your booking is secured with a deposit of 20% of the total cost, paid by bank transfer. We will send you our account details and a reference to quote when we acknowledge your booking.
  • If you are booking within one month of your arrival date, the full amount is payable at the time of booking, because the balance would already be due.
  • Your booking is confirmed when we send you a written confirmation by email.

Paying the balance

  • The balance is due one month before your arrival date.
  • A refundable damage deposit is added to every booking. The amount depends on the property and is shown separately when you book, and returned to you after your stay as set out below.
  • If the balance is not paid by the due date we may treat the booking as cancelled and the cancellation terms below will apply.

Prices and taxes

  • All prices are shown in Trinidad and Tobago Dollars (TTD) and are per night.
  • The price you see is the price you pay. Rates include all applicable taxes and nothing further is added at checkout.
  • There are no cleaning fees on any of our properties.
  • Prices vary by season. The rate for your dates is shown on the property page before you book.

Your damage deposit

  • The damage deposit depends on the property, and the amount is shown when you book.
  • It is refunded 4 to 5 working days after departure, less any deductions.
  • If we need to make a deduction we will give you a detailed list of the items concerned and the cost of each.
  • Deductions are not limited to breakages. They may also include the cost of removing and disposing of rubbish left at the property, and the replacement cost of lost keys.

Cancellation

If you cancel, the following applies to the total cost of your booking:

Please tell us in writing as soon as you know you need to cancel.

If we have to change or cancel your booking

We will always try to avoid this. If a property becomes unavailable after your booking is confirmed, we will offer you either alternative accommodation of a similar standard or a full refund, and the choice is yours.

Arrival and departure

  • Check in from 3:00pm. Check out by 11:00am.
  • Earlier check in or later check out can sometimes be arranged. Please ask in advance. There may be a charge.

Who may stay

  • The maximum number of guests for each property must not be exceeded. The maximum is shown on each property page.
  • Guests aged 12 and over count as adults for occupancy purposes.
  • Only the guests named on the booking may stay at the property.

During your stay

  • Housekeeping is normally provided on Monday, Wednesday and Friday. This varies by property and will be confirmed with your booking.
  • No events, parties or commercial activity may take place at a property without our prior written agreement.
  • Day visitors are welcome, provided the total number of people at the property does not exceed the maximum the property sleeps. Anything larger counts as an event and needs our agreement first.
  • Music must be turned off by 11:00pm, out of respect for neighbours.
  • Smoking is not permitted indoors at any of our properties. You are welcome to smoke outside, on the verandas and around the pool.
  • Pets are not permitted at any of our properties.
  • Please treat the property and its contents with care. You are responsible for any damage caused during your stay.

Our responsibilities

We hold public liability insurance for the properties we manage. Nothing in these terms limits our liability where the law does not allow it to be limited.

We are not responsible for your personal belongings. We recommend you arrange your own travel insurance.

Complaints

If something is not right during your stay, please tell us straight away on 715 1901 or at infoislreal@gmail.com so that we have the chance to put it right while you are still with us.

Governing law

These terms are governed by the laws of Trinidad and Tobago.
